Buying a home โ especially your first one โ can feel like a lot. But it doesn’t have to. Here’s exactly how I walk my clients through the process, step by step.

Get Pre-Approved First
I know it's tempting to jump straight to Zillow, but the most important first step is getting a pre-approval letter from a lender. It tells you exactly what you can spend โ and shows sellers you're serious.

Find Your Community
Before you fall in love with a house, fall in love with where you'll live. Think about your commute, local schools, what you love to do on weekends. I always say: find the right community first, then find the right house.

Choose the Right Agent
This is someone you'll work closely with for weeks. Take the time to talk to a few local agents, see who understands your needs, and find someone you genuinely trust. I'd love to be that person!

Get Out & See Homes
Cast a wide net at first โ don't rule out a house just because the photos aren't great. Seeing a range of homes helps you understand the market and helps me understand exactly what you're looking for.

Make an Offer
When you find the one, we'll talk through the right offer price together. I factor in time on market, comparable sales, and market conditions. I always include three key contingencies: inspection, title, and financing.

Home Inspection
Even when sellers disclose issues, a licensed inspector often finds things they didn't know about. We'll walk through the property together, and if anything comes up I'll help you negotiate repairs or credits.

Attorney & Contracts
You'll need a real estate attorney to handle the contract of sale. I can recommend great local attorneys. At signing, you'll put down your deposit, which is held in escrow.

Closing Day ๐
Final walkthrough the morning of closing โ check every light, appliance, and agreed repairs. Then sign, pay closing costs, and celebrate. You own a home!
